The School Revival Community Compact

Communities contribute alignment. We contribute execution. These eight principles govern every project.

Preserve value before it disappears.

Vacancy creates deterioration. We favor early stabilization and practical reuse.

Price the redevelopment risk honestly.

A low sale price can still be uneconomic if taxes, liens, utilities and required capital are disconnected from market reality.

Put capital into outcomes.

Where legally available, we favor temporary tax/incentive structures that direct scarce early capital toward roofs, systems, spaces, local businesses and jobs.

Activate locally.

Local operators, tenants, artists, entrepreneurs and organizations should participate in the project.

Communicate openly.

Projects work better when ownership, government and community leaders exchange accurate information quickly.

Build in phases.

We do not need to know the final use of every square foot on day one.

Measure progress.

Occupancy, jobs, businesses, events, visitors, private investment, taxes generated and spaces restored should be tracked.

Let success increase the tax base.

The objective is not permanent exemption. It is to move a nonproductive property toward productive long-term value.
